In an exciting move for Vancouver’s urban landscape, city council has approved the construction of seven residential rental towers in the Kitsilano area, each soaring over 20 stories and exceeding 60 metres in height. The Broadway Plan, which came into effect in 2022, spans from Clark Drive to Vine Street and from First Avenue to 16th Avenue. Zoning Changes

Under the new regulations, areas that were limited to three or four-storey buildings can now accommodate two 20-storey towers, provided that these are offered as rental properties rather than for sale. In Kitsilano specifically, five of the planned towers will be constructed within a three-block radius between Vine and Arbutus streets, as well as along West 1st Avenue and West 7th Avenue.

Rental Suite Details

The seven proposed towers will offer a total of 1,354 rental suites, which will predominantly be market rentals, while approximately 20% of the total floor space will be reserved for below-market housing options. This translates to around 270 below-market units aimed at supporting individuals and families with moderate incomes, alongside diverse types of market rental units.

Highlighted Project

One of the standout projects in this development is a 76-metre tower at 2175 West 7th Avenue, which will feature 182 rental units. This tower will replace an existing three-storey building, significantly increasing the rental capacity in the area. To provide context for the rising affordability challenges, data from the Canada Mortgage and Housing Corporation indicates that typical rents for newer three-bedroom units in the west side of Vancouver hover around $4,434 per month.

Impact of Transportation

The incoming subway station at Arbutus, set to open in 2027, is expected to further enhance the appeal of this growing community, driving demand for the new rental units. The area is primed for transformation as the combination of public transportation access and new residential options appeals to both renters and investors.

Financial Commitment

Developments are underway, but construction will not commence until all zoning requirements are satisfied and public hearings are held. The developers, Gracorp Properties, will also contribute financially to the city, earmarking $1.73 million for development costs and $231,000 for public art installations, showcasing their commitment to community enhancement.
